Designing a Larger Home Without Losing Its Sense of Intimacy

There is a difference between having more space and knowing what to do with it.

At Crown Residences, the larger floor plates create a different kind of design opportunity. With residences beginning at 2,303 sq ft and extending to 2,803 sq ft, there is room to create distinct zones for living, dining, entertaining and retreat — but simply filling that space is rarely the answer.

For this home, the approach was to create an interior that feels considered rather than excessive. The architecture provides the scale. The design gives that scale a sense of proportion, warmth and purpose.

Space meets structure

A larger apartment gives you room for things that may not be possible in a smaller home.

A proper dining area. A more generous living room. A study that doesn’t have to double as a guest room. More storage without having to build around every available wall.

But that doesn’t mean every part of the floor plan needs to be filled.

For us, the starting point is understanding how the owners actually want to use the home.

Do they entertain often? Do they need somewhere to work? Is the kitchen part of their everyday life, or mainly somewhere that sits behind the scenes?

These questions tend to tell us more than choosing a particular design style.

The floor plan gives us the space.

The people living in it tell us what to do with it.

Making More of the Space

There is a temptation with a large apartment to make everything feel substantial.

A larger sofa. A larger dining table. More furniture. More built-ins.

But sometimes that makes a home feel smaller rather than larger.

The open areas are just as important as the things placed inside them. Leaving enough room between pieces allows the apartment to retain the sense of space that made the larger floor plan attractive in the first place.

This became an important part of the Crown Residence.

Rather than trying to make every corner useful, we wanted the home to feel natural.

THE SPACES WE LIVE IN

The living and dining spaces form the centre of the apartment, but they are only part of how the home is experienced.

They need to work together without necessarily looking the same. Furniture helps define each area while keeping the overall space connected.

The same thinking carries into the more private parts of the home. The bedroom has a different purpose and a different atmosphere, but it still needs to feel connected to the rest of the interior through materials, proportions and detail.

A home shouldn’t feel like a collection of separately designed rooms.

Each space can have its own character while still belonging to the same home.

A Reference

The Radius is one example of how Mod Maison approaches a larger condominium interior, where proportion, materiality and continuity become central to the design.

Every residence requires a different response, but the same attention to scale, material balance and continuity can carry through.

MAKING CROWN RESIDENCES YOUR OWN

A new apartment can come with a good floor plan, a convenient location and everything you need to get started.

But it doesn’t necessarily feel like home yet.

That comes from the decisions made afterwards — how the rooms are used, what you choose to keep, what you add, and how everything comes together.

At Mod Maison, we start with those questions before getting into the finishes.

We look at how the home needs to work, then develop the layout, materials, lighting, furniture and details around it.

For a larger residence like Crown, that can make all the difference.

The aim isn’t to fill the space. It’s to make the space feel like yours.
